Job Overview
We are seeking a proactive and organized Facilities Manager to oversee the daily operations, maintenance, and safety of our 5-story commercial/residential building. You will be responsible for ensuring a safe, efficient, and welcoming environment for all tenants and visitors by managing building systems, coordinating repairs, and overseeing third-party vendors.

Key Responsibilities
- Building Maintenance: Oversee the upkeep of all physical systems, including HVAC, plumbing, electrical, and elevators.
- Preventative Programs: Develop and implement scheduled maintenance plans (e.g., filter changes, system testing) to extend the lifespan of building assets.
- Vendor Management: Negotiate contracts, obtain competitive quotes, and supervise the work of external contractors for cleaning, security, and specialized repairs.
- Safety & Compliance: Ensure the building adheres to all local building codes, fire safety regulations, and health standards. Conduct regular safety audits and risk assessments.
- Tenant Relations: Act as the primary point of contact for tenant maintenance requests and concerns, ensuring timely and professional resolution.
- Budgeting: Manage the facility's operating budget, track expenses, and identify opportunities for cost savings without compromising quality.
- Emergency Response: Serve as the on-call contact for after-hours emergencies and maintain up-to-date emergency preparedness plans.
Qualifications
- Experience:3β5+ years in facilities management, specifically with mid-rise or multi-story properties.
- Technical Expertise:
- Deep understanding of Mechanical, Electrical, and Plumbing (MEP) systems.
- Tech-Forward:Extremely comfortable with computer technology; proven ability to implement CMMS or building automation tools.
- Familiarity with commercial security requirementsand security training is a significant plus.
- Local Knowledge:Working knowledge of City of Charlotte codes and regulations.

- Self-Directed:Able to work independently and manage multiple high-priority projects simultaneously.
- Communicator:Strong interpersonal skills to manage both executive reporting and boots-on-the-ground contractors.
- Education: High school diploma required; an Associate or Bachelor's degree in Business, Engineering, or Facilities Management is preferred.
- Certification (Plus): Certified Facility Manager (CFM) or Facility Management Professional (FMP) is preferred.
- Valid Driver's License is required

- Presence: This is an on-site position requiring daily physical presence at the property.
- Mobility: Ability to climb ladders and navigate 5 stories of stairs.
- Strength: Ability to lift up to 50 lbs for minor repairs or equipment oversight.
